Formula & Methodology
Both scenarios begin with the same target addition area and a common regional and finish-quality baseline. The Build Up model then adds premiums for structural reinforcement, foundation reinforcement, roof removal and reconstruction, stairs, temporary weather protection, interior protection, vertical utility routing, and relocation. The Build Out model adds new foundation, excavation, site work, new roof and exterior walls, drainage, landscaping restoration, and horizontal utility extensions. Design, engineering, permits, and contingency are calculated separately for each strategy. The calculator then compares low, likely, and high all-in totals and identifies the lower-cost option under the entered assumptions.
Example: Add 600 sq ft by Building Up or Building Out
For the same 600 square feet of new living space, building up may avoid consuming another 600 square feet of lot area but can require structural reinforcement, roof removal and rebuilding, stairs, and temporary weather protection. Building out avoids many of those second-story modifications but requires a new foundation, excavation, additional roof and exterior walls, drainage, site work, and landscaping restoration.
