The BTU Calculation
Start with the baseline formula:
Cooling BTU needed = Room area (sq ft) × 20–25 BTU/sq ft
Then adjust: - Hot climate (IECC Climate Zone 2–3): multiply by 1.25 - Cold climate (Zone 5–7): reduce to 15 BTU/sq ft for heating dominance - Ceiling above 9 ft: add 10% per extra foot - South- or west-facing room with large windows: add 10–15% - Poorly insulated room (older home): add 15–20%
Example: A 600 sq ft sunroom in Georgia with 10-ft ceilings and south-facing windows: - Base: 600 × 22 = 13,200 BTU - Ceiling adjustment: +10% = 14,520 BTU - Hot climate / sun exposure: +15% = 16,698 BTU → Select 18,000 BTU (1.5-ton) unit
SEER Ratings Explained
SEER (Seasonal Energy Efficiency Ratio) measures cooling efficiency over a full season. Since 2023, the updated SEER2 standard applies under more realistic test conditions.
Inverter-driven mini splits are inherently more efficient than traditional on/off systems because they continuously modulate compressor speed to match the actual load. At partial load (most operation), modern mini splits significantly outperform their rated SEER.

Single-Zone vs. Multi-Zone Systems

Common Sizing Errors
Choosing based on room size alone without adjusting for climate. A 600 sq ft room in Minnesota needs significantly different sizing than the same room in Houston.
Matching the nameplate BTU to the expected load. The unit runs most efficiently at 60–80% of rated capacity. Slight oversizing (the next BTU class up from your calculation) is acceptable and common; heavy oversizing causes short-cycling like any AC.
Ignoring heating capacity in cold climates. Most mini splits can heat down to 5°F (-15°C); advanced cold-climate models work to -22°F (-30°C). Verify heating capacity at your design winter temperature before purchase.
