How to Use This Calculator

Enter the property purchase price, down payment, mortgage rate and term, expected rent, vacancy, taxes, insurance, maintenance, management, HOA fees, and other monthly expenses. If PMI applies, enter the annual PMI rate. The calculator estimates the monthly PMI cost and includes it in total monthly expenses, cash flow, and cash-on-cash return.

Formula & Methodology

Loan amount equals purchase price minus down payment. Monthly mortgage principal and interest are calculated using the standard amortizing-loan payment formula. PMI is estimated as Loan Amount × Annual PMI Rate ÷ 12. Effective rental income equals scheduled rent reduced by the vacancy allowance. Monthly cash flow equals effective rental income minus mortgage principal and interest, PMI, property taxes, insurance, maintenance, management, HOA fees, and other expenses. Annual cash flow is monthly cash flow multiplied by 12. Cash-on-cash return equals annual cash flow divided by initial cash invested. Cap rate uses annual NOI before debt service and PMI. Break-even rent estimates the monthly rent needed to cover all modeled monthly expenses after adjusting for vacancy.

Example: Rental Property with 10% Down and PMI

Suppose a rental property costs $300,000 and is purchased with 10% down. The investor finances $270,000 and pays PMI because the down payment is below 20%. If expected rent is $2,500 per month, the calculator subtracts vacancy, mortgage payment, PMI, taxes, insurance, maintenance, management, HOA fees, and other expenses to estimate actual monthly cash flow. This shows whether a deal that appears profitable before PMI still produces acceptable cash flow after mortgage insurance is included.

This calculator provides a simplified rental-property analysis. PMI rules vary by lender and loan type, and some investment-property loans may use different mortgage insurance structures or may not permit conventional PMI in the same way as owner-occupied financing. The calculator does not model lender-specific cancellation rules, mortgage insurance premiums financed into the loan, changing PMI over time, appreciation, rent growth, tax deductions, depreciation, capital expenditures, reserves, refinancing, sale proceeds, or income taxes.
