Contract Tiers
The OSRS Mahogany Homes Calculator includes the documented Carpenter-point values:
- Beginner: 2 points
- Novice: 3 points
- Adept: 4 points
- Expert: 5 points
The level requirements are 1, 20, 50, and 70 respectively.
Plank Types
Beginner contracts use regular planks, Novice oak, Adept teak, and Expert mahogany planks.
Why Use Average XP and Materials?
Each assigned home can require different furniture. Average XP and plank use from your selected tier produce a more honest long-run estimate than claiming every contract is identical.
Outfit Bonus
After the June 2024 update, the Carpenter's outfit XP bonus also applies to XP from contract completion.
Cost per XP
Add plank, steel-bar, teleport, rune, tablet, and other recurring costs. Divide total cost by XP gained for GP per XP.
Time
Measure contracts per hour using the same travel and communication method you plan to maintain.
